Higher Risk-Adjusted Returns

The WFP Opportunity Fund, LLC (the “Opportunity Fund”) seeks to provide attractive risk-adjusted returns to its investors through debt and equity investments in real estate within the United States. Underlying investments in the Opportunity Fund will include, without limitation, direct and indirect equity investments, joint ventures, deeds of trust and mortgages, participating loans, and other real estate related investments. Individual Private Debt Investments

Wilshire offers private real estate debt investment opportunities in individual trust deeds and mortgages to investors who seek a fixed income alternative investment secured by real estate with certain principal safeguards. Investing in individual trust deeds and mortgages involves the investor’s direct ownership of loans, whether whole loans or fractionalized interests in loans, secured by the underlying real estate. Experienced investors have the ability to build a portfolio by self-selecting real estate secured loans based on their investment criteria, risk tolerances, and other attributes they would like to achieve in this investment class. 

Because most private real estate debt investments are relatively short-term loans (e.g. loans with a maturity between six months to five years), investors may also ladder their investments in individual loans to manage capital allocation, liquidity, and other factors within that segment of their portfolio. 

Managed Accounts and Mini-Pools

Taking individual private debt investments a step further, investors with the desire to allocate larger amounts in individual trust deed and mortgage investments may consider a managed account or a customized mini-pool of investments.

Like a pooled mortgage fund, the advantages of this approach include greater down-side risk protection through diversification and the ability to reinvest returns in the same asset class. Unlike a pooled mortgage fund where investment selection and portfolio management are delegated to the fund manager, the investor has more involvement and control in the investment selection process. Under a managed account or mini-pool approach, the investor and Wilshire establish a set of loan parameters and investment criteria for the efficient deployment of capital.

For certain institutional investors, investments through managed accounts and mini-pools are also attractive under regulatory risk-weighting and capital allocation requirements. 

Club Investments

Wilshire offers club investment opportunities, such as syndications, joint investments, and club deals, to investors who can quickly assess transactions and allocate larger amounts of capital in investments with longer investment horizons. Investor capital may be bundled to acquire a single investment or an entire portfolio. Investments under this approach may be structured using various forms of debt or equity.

Advantages under this approach include self-selection and more control over investments, the ability to contribute experience and intellectual capital, limited to no under-deployment of capital, lower transaction costs compared to certain other capital raising approaches, and greater risk mitigation through selection, structuring, and involvement.
