2,800 Acres Approved for Subdivision and Golf Course; 9,000 Acres Slated for Conservation
KONA, Hawaii-- BUSINESS WIRE --Thomas OBryon, CEO of Wilshire Finance, Los Angeles, and Cliff Strand, president of Strand Equity Group, Irvine, CA, announced exclusive co-listings of over 22,000 acres in Kona, Hawaii.
Once part of an overall development plan, this acreage is composed of three unique properties, each with significant financial benefits. They are a dynamic opportunity to shape the resort shore of the Kona coast,? according to OBryon.
The 11,100 acre Hokukano Ranch, valued at $75,000,000, and the contiguous 11,490 Kealakekua Heritage Ranch, valued at $55,000,000, are located approximately nine miles south of Kailua-Kona. The properties, which run from sea level to 7,000 feet, are comprised of agricultural, ranch, residential and conservation preserve.
Hokukano Ranch has been approved, and plans are available, for a residential subdivision and commercial development. With panoramic ocean views, this property can be subdivided into 4,450 acres of residential development land, 5 acres of commercial property and/or over 500 acre agricultural lots.
In July 2009, $4,000,000, earmarked by the federal and state government to secure a conservation easement on Kealakekua Heritage Ranch, will be provided to the ranch owner. The easement sets aside 9,000 acres in perpetuity with land use to include agriculture, reforestation, sustainable logging, equestrian and recreation. The value of the land contributed for the conservation easement will provide significant tax advantages to the property owner, OBryon explained.
